How much does a building permit cost?

There is no single number, and any site that gives you one is guessing. A permit fee is set by your city, and it almost always depends on how much your project is worth. But the way cities calculate it follows just a few patterns — once you know which one your city uses, you can estimate your own fee within a few dollars.

The short version

For most residential projects the fee is a minimum charge plus a percentage of the project's value. Small jobs hit the minimum — often somewhere between $30 and $150. Larger jobs scale up from there. A new deck or a re-roof usually lands near the minimum; a room addition or an ADU costs more because the declared value is higher.

The fee pays for plan review and inspections, not for permission itself. That is why even a simple permit has a floor: someone still has to read the application and visit the site.

How cities actually calculate the fee

Across the cities on this site, permit fees fall into four shapes:

  • Minimum plus a percentage of value. The most common. You declare the construction cost, the city applies a rate, and a floor applies if the result is tiny. Corpus Christi, TX, for example, sets it as Residential building permit is $0.461 per square foot, minimum $146.41, plus 4.5% DSD administration surcharge.
  • A flat fee per job. Some work has a fixed price regardless of value — common for driveways, tree removal, and signs. In Miami, FL, a driveway permit is a flat $115.
  • Tiered by value. The rate steps down as the project gets bigger — say 5% on the first $25,000, then 4% on the next band. This rewards larger declared values with a lower marginal rate.
  • Separate trade permits. Electrical, plumbing, and mechanical work often carry their own fees on top of the building permit. An ADU can trigger all four at once.

What "project value" means

The percentage is applied to the valuation — the estimated construction cost, materials plus labor. Two things trip people up:

  • Labor counts even if you do it yourself. Many cities use a standard cost table rather than your receipts, so a DIY job can be valued as if you paid a contractor.
  • The city can overrule your number. If your declared value looks low, the building official can substitute a figure from a published cost-per-square-foot table.

Costs people forget to budget for

  1. Plan review. Sometimes bundled into the permit fee, sometimes a separate line, usually a share of the permit fee.
  2. Trade permits. The building permit may not cover the electrical or plumbing portion — those are pulled and paid separately.
  3. Impact and utility fees. New living space (an ADU, an addition) can trigger road, park, or sewer impact fees that dwarf the permit itself — sometimes thousands of dollars.
  4. Re-inspection fees. Fail an inspection and the return visit often costs extra.
  5. The after-the-fact multiplier. If the work is already built without a permit, many cities charge a penalty — double the normal fee is common — as an investigation fee. See our guide to unpermitted work.

  1. Find your city on this site and open the project you're planning.
  2. The page cites the fee section of the code and links to the building department.
  3. Call or check the department's online fee schedule with your project's estimated value in hand — that's the one input they need to quote you.
