It depends — some hvac replacement work in Miami needs a permit, some doesn't.
You usually need a mechanical permit to replace an air conditioner, furnace, or heat pump, but Miami exempts small jobs. A mechanical contract worth $2,500 or less in materials and labor needs no permit. On top of that, a licensed air conditioning or mechanical contractor may repair or replace a coil, compressor, refrigerant piping, non-combustion heating, or a ventilation fan, and repair ductwork, at any price with no permit. Swapping out a whole system is not on that list and usually costs more than $2,500, so plan on a permit.

- Put together a site plan showing where the work goes, with dimensions.
- Apply through the Miami building department.
- Pay the permit fee when the permit is issued. Work done before that isn't covered.
